Subject: Insulate the Dojo

Project Status: The committee has endorsed various aspects of this project. Much hard work my club members, parents& volunteers has occurred to complete this project. The following is the original discussion points, notated where aspects have changed or have been completed.

Issues

The dojo is:

Very hot in summer, it feels hotter inside than outside

– Limits ability to train hard
– Limits fee income if we have to cancel classes
– Discomfort for watching parents etc
 
Very cold in winter
– Harder to stay warm
– Leads to greater risk of injury
– Discomfort for watching parents etc

Solutions

Air conditioning – Completed!

The office area has been air conditioned – there should be some overflow from this area to the parent seating area. A large unit has been installed on the roof and the internal unit positioned in the office.

  • Council issues re further extensions prevent us air-conditioning the fighting area
  • Insulation and draft proofing still scheduled for installation
  • Air recirculating system will be needed to cool/warm the change rooms – Completed!

 

Insulation

  • Good return on investment
  • Cost similar or more probably less than Air conditioning

 

Insulation Project Timeline

Stage 1 – Completed!

Install Glass Doors
Cost:  Medium cost project
Method:
— Install to double door area at the front of the building
Tools Required:
— Various Hand Tools
— Painting Equipment
Materials Required:
Bunnings Doors $140 each x2Purchased @ 139.00 each
Hydraulic Door Closer $ 170- each x 2  – Purchased @ $59.00 each
— Hinges x 6 – Purchased @ $10.80
— Door handles/Push plates – Purchased,  except for one of the pull handles. @ $111.26, still to purchase $41.98
— Drop bolts (may not be required as doors may hold them selves open, depends on closer used)
— Paint/Estapol
Notes:
— Visibility will be maintained, important as lots of small children are around
— Doors make it harder for small children to run outside without an adult opening the door
— Will greatly improve the effect of current heating system
— Doors will open inward, leaving the original steel doors to open outward and act as security doors.
— Access to office will be maintained
— Swallows will not be able to come in!!!!!!

Stage 2Completed!

Gyprock Ceiling, Paint Ceiling and Possibly Walls

Cost: Medium cost project
Method:
— Suggest we simply gyprock the exposed sections of ceiling. – Kerrin has advised us to use cement fibre board.
— Drill additional holes to in I Beam bracing to hold climbing ropes.  – Completed!
— Install  Whirly Mates  4? @ $66 each – No longer planned for, we have simply cover over the vents with cement fibre board, allowing the vents to vent the roof cavity, but not the club room.
— Install extra lights, Mark has some waiting to be installed. – Completed!
— Fix & or tidy any electrical wiring, complete all electrical projects. – Completed!
— Block vented ridge capping, using the previously prepared flashing. – Mostly completed.
–Paint Ceiling and if possible, walls. – Completed!
Materials required:
— Cement fibre board.
— Whirly Mates 4 of @ $66 each  – Initially approved, but no longer required.
— Screws
— Ceiling Paint
— Wall Paint
Tools required:
— Scaffold, Mark has volunteered to supply scaffolding
—  Various hand tools
— Painting equipment
Time Constraints: This is the hard part, could be done over a weekend or maybe when the mats come up for the show.
Notes:
— Painting the ceiling and walls, should improve the brightness of the dojo with out the use of extra lighting

 Stage 3 – Option A

Due to councils plans to relocate the club to another facility at some point in the future, high capital projects like this have suspended as there is no long term benefit.

Cost: High cost project
Method:
— Remove roofing
— Install insulation
— Install sarking
— Replace vented ridge cap with normal ridge cap
Materials required:
— Sarking
— Insulation
— Ridge cap
Tools required:
— Ladders
— Various hand tools
Time Constraints:
— Could be done over a weekend, or the space of a week
— Training should be uninterrupted.

 Stage 3 – Option B

Due to councils plans to relocate the club to another facility at some point in the future, high capital projects like this have suspended as there is no long term benefit.

Cost: High cost project-Install suspended ceiling

–This will provide us with

— A degree of insulation

— A roof cavity to ease running of cables

—Installation of recessed lighting etc

—A high quality finish pre-painted finish

Materials required:

— Tiles

— Main T

— Side T

— Hanging Brackets

— Hanging Rod

— Screws

Time Constraints:

— Could be done over a weekend, or the space of a week

— Training should be uninterrupted.
